Approximately 29ac of land at Cappanafeacle, Ballyadams, Co. Laois, is going for auction in one or two lots.

Lot 1 comprises 15.755ac in one field, and is described as ‘”top quality” agricultural
land, with road frontage and laneway access to a public road.

Lot 2 is 13.707ac and also in one field, which, the agent said, is suitable for summer grazing. It has road frontage and a natural water supply. Lot 3 is the entire 29.462ac, in one block.

The holding is situated 2.41km off the main Ballylinan/Athy road, 4.02km from Ballylinan and 4.83km from Athy.

Auctioneer Joseph Coogan said there has been good interest in the land from local farmers. “We sold two lots of similar plots of land in the same area for €13,000 and €14,000/ac at auction recently,” he said.

20.5ac of land at the church in Ballyadams sold for €282,000 on September 27. Back on July 6, 18.5ac at Ballyadams fetched €240,500 (also at auction).

On September 28 last, Coogan Auctioneers sold a total of 47.3ac in Ballythomas, Stradbally, Co. Laois. Lot 1 incorporated an old two-storey house in need of considerable renovation on 5.6ac which sold for €235,000.

An adjacent property of 41.7ac was divided into a number of different sized fields, with road frontage. The land sold at auction for €645,000, equating to €15,467/ac.

“There is good demand for land in the area. We leased 60ac of top-quality land in Coole, Kilbricken, Mountrath, on October 25 for five years, commencing from January 1, for €300/ac,” Joseph said.

“There is very strong demand for the buying and leasing of land,” he said

All land is now in leases of five to seven years rather than short-term leases.
