A 50.5ac roadside holding with a two-storey farmhouse and a range of sheds will go for public auction in Carnew mart, lower main street, Carnew, on Tuesday, November 10, at 3:00pm.

The farm, which has come to the market because the owner is retiring from farming, is located 3km from the villages of Monamolin and Boolavogue, 5km off the R741 Gorey to Wexford road and 7km off the N11 at Camolin.

“It is situated in an area of excellent quality farming land, with the majority of surrounding holdings being in dairy production,” said selling agent, David Quinn.

The 50.5ac farm has frontage onto the public road as well as access over a shared laneway which leads to the house and farmyard. The yard is located 300m back from the public road and is centrally located on the farm, the agent said.

The 50.5ac farm is currently being run as a drystock holding. However, it was run as a dairy farm for a number of years and is ideally set up to return to dairy production. There is a milking parlour and a range of outbuildings on the holding.

These include: a three-bay roof shed with a concrete apron incorporating a 24-cubicle shed; a loose cattle shed; the milking parlour with a lofted tank house; a 4m slatted canopy with concrete apron; a meal store; a four-bay ‘A’ roof loose shed with cattle crush; a 60 X 40 concrete silage slab; and an ‘A’ roof shed with a concrete floor.

All lands are currently in grass and of “excellent” quality, the agent said. “They are well fenced with a piped and natural water supply. The lands are suitable for any agricultural enterprise.

“This property will appeal to local farmers looking to expand existing holdings or families looking for a small rural holding,” David said.

“Land sales in this area are very strong and generally land sells for €10,000 to €12,000/ac,” he said.

Traditional farmhouse

The four-bedroom house is over 200 years old and is a traditional two-storey, stone-built farmhouse with original features. It is in need of renovation and improvement works.

“Boolavogue has a primary school, church and shop with a local bar, The Harrow, while Monamolin village has a shop, primary school, church and sporting facilities.”

The property is close to some of Wexford’s finest beaches such as Morriscastle, Curracloe, Cahore and Old Bawn.

Gorey town is a 17km drive and has primary and secondary schools, with post Leaving Cert education. The buzzing town also has a wealth of restaurants, shops, pubs and hotels along with leisure centres and golfing facilities.

Wexford is a 30-minute drive, Enniscorthy a 20-minute drive while Dublin is just over an hour away.

The land will be offered in the following lots: lot 1: c.10ac; lot 2: 40.5ac with residence and yards: €10,000/ac; and lot 3: the entire.
